If you are selling a property, the law now requires you to have a Home Information Pack (HIP). This pack contains legal documents including an Energy Performance Certificate.

If you place a property on the market, you are required to produce a HIP for that property. This has been mandatory since 14th December 2007. All documents in a HIP (apart from the Energy Performance Certificate) are legal documents that can be relied upon.
It is still possible to proceed with the conveyance before the HIP is ready, however we will always commission a HIP in order to forward the information to the buyer or their legal representative as soon as we receive the information.
The intention of this piece of legislation is to improve the buying and selling process by giving purchasers more information from the outset in order that an informed decision can be made. This should also reduce the number of aborted transactions.
