Prior
to the letting of the property, inspecting with our panel Agents (where
appropriate), and advising on the rental the Landlord is likely to
achieve.

Upon
instruction, where necessary, appointing local panel Agents, in
addition to ourselves, who will always accompany the prospective Tenants
around the property.

We will
undertake such advertising as we consider necessary (at our own cost).

Our
panel Agents will undertake such advertising as they consider necessary
(at their own cost).

Negotiating
the terms and conditions of the Tenancy once a suitable applicant has
expressed interest.

Obtaining
references in respect of the Tenant.

Preparing
the Tenancy Agreement and any Notices, if applicable. Supervising and
co-ordinating the documentation until such time as the Agreement has
been signed and an exchange has been effected.

Collecting
the initial rental payment and security deposit (as
stakeholders),
normally equivalent to 6 weeks rent, payable by the Tenant
against damages and unpaid rental (except where a letter of
guarantee has been accepted by the Landlord).

Forwarding
references and a copy of the agreed Tenancy Agreement to the
Landlord for final approval before proceeding.

Arranging
the preparation of the Inventory and Statement of Condition prior
to the Tenant taking occupation.

Notifying
the Utility Services and the Council Tax Officer of the change of
occupant at the beginning of the tenancy.

Handing
over the keys of the property to the Tenant.

Arranging
to have the Inventory checked and signed by the Tenant.

Accounting
to the Landlord as soon as funds have been cleared by our bankers
and submitting a Statement of Account to the Landlord and the
Landlord's Accountant (where applicable).

Negotiating
any renewals of a tenancy and preparing the necessary
documentation.
